Brick & Corbett’s Year Of Listings

Brick & Corbett's Year Of Listing

As the dawn of a new year approaches, we cannot help but reflect upon this unprecedented year in real estate. When we think about the past 12 months, we consider our milestones gained, our opportunities given to learn, as well as the multitude of exceptional homes we were fortunate enough to list. And, while we couldn’t possibly show them all, we thought it would be fun to choose a handful of homes from 2021 to revisit and ask their listing agents to describe their favorite features.

11008 S. West Bayshore Dr. Traverse City, MI 49684

Sold Price: $955,000 • Days on Market: 47 • Close Date: 6/23/21
Real Estate Specialist, Eric Levanduski at Brick & Corbett

We asked Listing Agent, Eric Levanduski, what his favorite feature was for this home, and he answered almost immediately; enthusiastically saying:

“The kitchen was AMAZING! It had beautiful maple cabinets, tons of counter space with the new quartz countertops, there was even additional storage space with a convenient walk-in chef’s pantry. All of this, PLUS a stunning view of Grand Traverse Bay out the front-facing window… this kitchen was the showstopper of this gorgeous home.”

9032 E. Lincoln Rd. Cedar, MI 49621

Sold Price: $294,000 • Days on Market: 46 • Close Date: 11/23/21

As a Northern Michigan native, Listing Agent, BJ Brick, always appreciates his surroundings. We asked him what he liked most about this Leelanau County listing, and he said:

I just love it when homes use their natural setting, light or location to inspire their design. At 9032 E Lincoln Rd, the home itself may be a work in progress, but the high potential is undoubtedly there. Overlooking a 2-acre fishing pond with a forested backdrop, the wraparound deck brings the beauty of the property right into the living space of the house. I can’t wait to see how the new owners lean into it!”

316 S. East Bay Blvd. Traverse City, MI 49686

Sold Price: $1,120,000 • Days on Market: 48 • Close Date: 6/30/21

Bob Brick, has listed a LOT of amazing homes throughout his tenure, but he felt personally drawn to his listing on East Bay Blvd this year. He explained it in his usual eloquent manner by saying:

“It’s as if this home calls to you saying, ‘Come, sit on my porch. Enjoy the good life here, overlooking the bay!’ You breathe in its blues and greens, and the soft breezes combine together in a magical way that makes you think, ahhhhh…I’m home.”

1721 Timber Lane Dr. Traverse City, MI 49686

Sold Price: $675,000 • Days on Market: 42 • Close Date: 9/23/21

Listing Agent, Lydia Wiley Smith, loved this home on the base of Old Mission Peninsula, but said the home’s position in nature especially moved her, stating:

“I loved the way that 1721 Timber Lane Dr. blended in so comfortably with its gently sloped terrain, and how effortlessly it integrated into the natural beauty of the wooded landscape; providing a quiet retreat into nature– remaining just minutes away from downtown TC!”

9453 Ray Ave. Grayling, MI 49738

Sold Price: $705,000 • Days on Market: 19 • Close Date: 3/30/21

Listing Agent, Dereck Dykes didn’t hesitate when we asked him about his favorite aspect of this Lake Margarethe home, saying:

“The listing I had on Ray Avenue had the most incredible stone fireplace. It made the home feel so cozy and inviting!”

3126 S. Portage Ave. Grayling, MI 49738

Sold Price: $400,000 • Days on Market: 42 • Close Date: 7/29/21

We wanted to know what Listing Agent, Sarah Dykes, had to say about her charming waterfront listing in Grayling, she said:

I especially loved the intricate woodwork that was original to this 1930’s cape cod style home on Portage Ave. The details of the wood flooring alone were just incredible!”

2533 Carroll Rd. Traverse City, MI 49686

Sold Price: $1,650,000 • Days on Market: 64 • Close Date: 10/29/21

When asked, Listing agent, Tommy Corbett about 2533 Carroll Road he had this to say:

“I especially liked the principal bedroom suite. Using rustic finishes and materials, such as the reclaimed oak hardwood floors, exposed brick, and brass window and closet hardware, the homeowners created a clear distinction in this area of the home compared to the rest- which gave you a feeling of a retreat away from the everyday operations of the house.”

11960 SW Torch Lake Rd. Rapid City, MI 49667

Sold Price: $475,000 • Days on Market: 97 • Close Date: 11/24/21

Listing Agent, Alexa Hughes, was thrilled when we asked her to talk about what can only be described as one of our most unique listings to date, saying:

“I mean, how could I not comment on my listing with the baby blue heart-shaped jacuzzi tub INSIDE the master bedroom?! This particular home was like stepping back into a perfectly preserved time capsule; it really made me appreciate the uniqueness and quality of the materials of that time period, and the diligent owners who maintained the home with such obvious love and care.“

Bottom Line

This has been a fun year for us here at Brick & Corbett, and an eventful year in real estate everywhere. Using our own backyard of Grand Traverse County as an example, the median Days on Market (or, DOM) has dropped from 57 DOM in 2020, to just 47 DOM in 2021. The median Sold Price in G.T. County is also up from $270,000 in 2020 to $314,000 as of today’s data. That means the same home from last year could potentially sell for $44,000 MORE, and could possibly close more than a week faster than it did a year ago.
