As the dawn of a new year approaches, we cannot help but reflect upon this unprecedented year in real estate. When we think about the past 12 months, we consider our milestones gained, our opportunities given to learn, as well as the multitude of exceptional homes we were fortunate enough to list. And, while we couldn’t possibly show them all, we thought it would be fun to choose a handful of homes from 2021 to revisit and ask their listing agents to describe their favorite features.

We asked Listing Agent, Eric Levanduski, what his favorite feature was for this home, and he answered almost immediately; enthusiastically saying:

“The kitchen was AMAZING! It had beautiful maple cabinets, tons of counter space with the new quartz countertops, there was even additional storage space with a convenient walk-in chef’s pantry. Bob Brick, has listed a LOT of amazing homes throughout his tenure, but he felt personally drawn to his listing on East Bay Blvd this year. He explained it in his usual eloquent manner by saying:

Listing Agent, Lydia Wiley Smith, loved this home on the base of Old Mission Peninsula, but said the home’s position in nature especially moved her, stating:

Listing Agent, Dereck Dykes didn’t hesitate when we asked him about his favorite aspect of this Lake Margarethe home, saying:

We wanted to know what Listing Agent, Sarah Dykes, had to say about her charming waterfront listing in Grayling, she said:

I especially loved the intricate woodwork that was original to this 1930’s cape cod style home on Portage Ave. The details of the wood flooring alone were just incredible!”

Using rustic finishes and materials, such as the reclaimed oak hardwood floors, exposed brick, and brass window and closet hardware, the homeowners created a clear distinction in this area of the home compared to the rest- which gave you a feeling of a retreat away from the everyday operations of the house.”

Sold Price: $475,000 • Days on Market: 97 • Close Date: 11/24/21

Listing Agent, Alexa Hughes, was thrilled when we asked her to talk about what can only be described as one of our most unique listings to date, saying:

“I mean, how could I not comment on my listing with the baby blue heart-shaped jacuzzi tub INSIDE the master bedroom?! This particular home was like stepping back into a perfectly preserved time capsule; it really made me appreciate the uniqueness and quality of the materials of that time period, and the diligent owners who maintained the home with such obvious love and care.“


Bottom Line

This has been a fun year for us here at Brick & Corbett, and an eventful year in real estate everywhere. Using our own backyard of Grand Traverse County as an example, the median Days on Market (or, DOM) has dropped from 57 DOM in 2020, to just 47 DOM in 2021. The median Sold Price in G.T. County is also up from $270,000 in 2020 to $314,000 as of today’s data. That means the same home from last year could potentially sell for $44,000 MORE, and could possibly close more than a week faster than it did a year ago.
