Favorite Listing Features of 2022

Another year has nearly come and gone, allowing access to the promise and possibility of a fresh new year. When we reflect on our last 12 months in real estate, we consider our growth, our opportunities to learn, as well as the plethora of exceptional homes we were blessed to list.

So, in the spirit of this nostalgia, we chose a smattering of 2022’s listings and asked their listing agents to describe their favorite features of each.

770 Incochee Woods Dr. Traverse City, MI 49684

Sold Price: $1,145,000 • Days on Market: 33 • Close Date: 11/22/22

“This home had many incredible design features, however, it was the living room that captured my attention, as well as my heart. The focal wall behind the fireplace featured custom, first-cut-fir, local cherry barrel wood. As a Traverse City native with more than 50 years’ experience walking through 65,000+ homes, it was a piece of our TC history that I’d never seen represented in such a clever and unique way!”

Bob Brick

3202 Silver Farms Dr. Traverse City, MI 49684

Sold Price: $530,000 • Days on Market: 43 • Close Date: 7/14/22

“I loved that this home had a more formal sitting room just off the main living area. It provides just enough separation for different activities, but still allows for interaction between the two spaces as the family members desire. Ideal for entertaining! And the room had floor to ceiling windows — I’m always drawn to great light in a home!”

-Alexa Hughes

The listing I had at 845 Washington Street had such an inviting living room. It was bright and airy, with a traditional Victorian Bay window and a cozy painted brick fireplace surrounded by custom built-ins, creating an environment that made you want to settle in and relax with a good book.”

“As an avid outdoorswoman myself, I especially loved the expansive and beautifully wooded property that 5980 Ingersoll Road was nestled upon. To find such a large parcel with stunning mature oak trees and frontage on an all-sports lake is a very rare gem, even in this area!”

-Melanie Shepherd

2930 Wild Juniper Tr. Traverse City, MI 49686

Sold Price: $635,000 • Days on Market: 46• Close Date: 8/1/22

“I loved this beautiful Cape Cod home. Aside from its manicured grounds and elevated patio with water views, it had the most amazing all-season sunroom. This sunroom exuded joy with its cheerful paint choice and natural light, and you could almost feel the stories and memories that had made the house become a home.“

Lydia Wiley

212 Wellington St. Traverse City, MI 49686

Sold Price: $549,000• Days on Market: 49• Close Date: 11/21/22

“One of my favorite things about real estate is viewing the various types of beautiful homes, and 212 Wellington Street was no exception. What was exceptional however, is the exhilarating design choices for the home; my favorite being the wallcoverings. The vibrant hues and rich textures were thoughtfully done, and it was impossible to exit that home without feeling happier than before you went in.”
